Accomplishments
Top decks at the D, F and G buildings have been replaced due to safety issues. All other decks have been deemed safe and in good condition.
The roofs on C, G, D, E and Clubhouse buildings have been replaced within the last 5 years.
The D building, due to frozen pipes, had new foam insulation sprayed between all floors, and blocking on top of outside closets on the 1st and 2nd floors installed, to prevent raccoons from getting into the space between floors.
Part of the 2011 - 2012 Special Assessment will go to, but not limited to, the following projects:
- Repaying 1/2 of credit line borrowed
- Pay off E Roof
- Put funds in Reserve Account
- Repair/Replace retaining wall at F building
- Build decking for bottom floors of B, D and last 1/2 of E buildings
- Replace Side shingles for 1 side of D, 2 side of E and 1 side of K building with hardiboard
- Blocking over back closets on 1st and 2nd floors, all buildings

Section 3. On-Going Maintenance Tasks
Roads: Keeping HBV roads accessible 24/7 during each season,
with significant snow removed within four hours. Keeping ditches graded and
free of debris. Dredging ditches at the beginning of each season. Adding gravel
each spring and keeping roads graded.
Landscaping: The Beautification Committee has established the following goals: Keeping the property free of trash along landscape, roads and common areas via weekly inspection and after Major holidays. Trimming grass at least every three weeks; cutting and removing tree limbs weekly. (Note: Large tree removal/trimming requires approval of the Board of Directors). Fertilizing yearly in May. Scheduling heavy spring planting, including procurement of plants and supervision of work crews.
Common Area Maintenance: Fixing and replacing lighting problems; pressure washing front decks, stairs, roof shingles and retaining walls; removing snow and ice on decks; preparing and painting railings annually; replacing loose, broken or rotten rails and flooring planks; cleaning gutters; inspecting all unoccupied units including turning on heat to 50 degrees in the Fall, and turning heat off the end of Spring.
